Two New Orleans center-hall homes are off the market, including an 1848 Classical Revival raised center-hall villa in the Garden District that sold for $4.5 million.
The historic property at 2912 Prytania St. was the highest-priced residential sale for the week of Oct. 18-24. Another Garden District center-hall home, a 1920 residence at 2236 Prytania St., sold for $1.8 million. Between them was a 1903 Uptown home near Audubon Park at 497 Audubon St., which sold for $2.355 million.
2912 Prytania St. occupies a triple lot in the Garden District, and the 1848 residence includes 5 bedrooms, 5 bathrooms, and 7,950 square feet of living space. Tracey Moore of Rêve Realtors was the listing agent. The sales agents were Margaret Maxwell and Meredith Strachan of McEnery Residential.
“The triple lot is a real rarity in the Garden District, and the scale of the house is impressive, particularly the 45-foot center hall and 14-foot ceilings,” Moore said. “It has all the grandeur and architectural significance you would expect from an important Garden District home, but it also has an incredible sense of warmth and personality.”
Moore said it’s a special home built for both living and entertaining, where guests can come early and stay late. “It’s a house that celebrates everything people love about New Orleans — beautiful architecture, gracious living, and bringing people together.”
A broad covered gallery opens into a 45-foot center hall anchored by a mahogany staircase. The home retains 14-foot ceilings, original pine floors, elaborate plaster moldings, ceiling medallions, and marble mantels throughout its double parlors and formal dining room.
The interiors were recently reimagined by designer Ware Porter. Among the home’s most distinctive spaces is a billiard room and bar finished in deep British racing green, with mahogany millwork and vintage lighting. The kitchen includes updated cabinetry, stone counters and a LaCanche range, while the adjoining family room opens to a covered rear gallery overlooking the pool and gardens.
The main-floor primary suite includes a bedroom, dressing room, private laundry and bath. Upstairs are three additional bedrooms, while the lower level includes a media room, studio apartment with kitchen and private entrance, and storage space. Outside, lush grounds surround a French Quarter-inspired pool, expansive lawn, mature plantings, and multiple entertaining spaces. Gated off-street parking completes the property.
The property was offered fully furnished.
“Every inch of the home was thoughtfully and professionally designed, blending incredible local talent with internationally acclaimed design and the sellers’ impeccable taste,” Strachan said. “From the lighting fixtures to every detail and amenity, everything was beautiful and completely turnkey. Because it sold furnished, my clients were able to purchase the entire package.”
Center-hall homes are defined by a central hallway flanked by principal rooms, producing the balanced, symmetrical layouts associated with the style. Popular in 19th-century New Orleans, many feature tall ceilings, broad porches or galleries and formal entertaining spaces that have been adapted over generations for modern living.
“There’s something about walking into a grand New Orleans center hall home that really makes an impression,” Moore said. “The symmetry, the soaring ceilings, the beautiful architectural details, and the way the rooms flow from one to another create a sense of elegance that’s difficult to replicate in newer construction.”
497 Audubon St. features 4 bedrooms, 3½ bathrooms and encompasses 4,963 square feet of living space. The listing agents were Anne Comarda and Julie Comarda Koerner of McEnery Residential. The sales agent was Gracie Hansel of Latter Blum | Compass.
The 1903 Uptown residence combines formal entertainment spaces with more casual living areas. Floor-to-ceiling windows bring natural light into several rooms, while the first floor includes formal living and dining spaces, an updated kitchen, a den and a separate study currently used as a children’s den.
The second floor contains four bedrooms and three full bathrooms. A third-floor office provides additional flexible space along with access to walk-in attic storage. Outside, a shaded rear patio provides gathering space, while the remainder of the yard includes a basketball goal and doubles as off-street parking. An electric gate provides access from the side street.
2236 Prytania St. brings the story back to the center-hall style. Built in 1920, 2236 Prytania St. is a four-bedroom, 3½-bath center-hall residence encompassing 4,239 square feet on a large corner lot in the Garden District. Sasha Area of McEnery Residential and Sidney Kerner of Kerner Realty represented the seller. Ryan Wentworth of Rêve Realtors represented the buyer.
Oversized double front doors open from a broad porch into a central foyer flanked by two large parlors with 12-foot ceilings, original mantels and pocket doors. Original hardwood floors and intricate moldings run throughout the residence, complemented by antique chandeliers and contemporary lighting from New Orleans designer Julie Neill.
A recently created office beneath the staircase includes House of Hackney wallpaper, leaded-glass windows, custom French doors and brass hardware. Upstairs are four bedrooms, including three with en suite bathrooms, along with a large landing and laundry room. A finished staircase leads to an unfinished third-floor attic that could be converted into additional living space.
The backyard includes an air-conditioned accessory building that could serve as an office, guest suite or future pool cabana, along with enough space to add a swimming pool. The property also includes gated off-street parking for three vehicles, a slate roof and a mature live oak overlooking the front of the home.
