Greater New Orleans area home sales are running ahead of last year’s pace through the first nine months of 2026, although the region’s major parishes are moving at noticeably different speeds.
Through September, closed sales across the 10-parish New Orleans metro area reached 9,551, up 4.9% from 9,102 during the same period in 2025, according to the New Orleans Metropolitan Association of Realtors latest market report covering sales through September. Average sales prices have also moved higher, increasing 2.4% year over year to $366,802.
The combination points to a regional housing market that has generated more transactions and modest price appreciation in 2026 despite homes generally taking slightly longer to sell. New listings have remained nearly unchanged, slipping 0.1% year over year to 16,651 through September. Average days on market increased 1.5% to 69 days.
NOMAR’s metro statistics cover Jefferson, Orleans, Plaquemines, St. Bernard, St. Charles, St. John the Baptist, St. James, St. Tammany, Tangipahoa, and Washington parishes.
Overall, Greater New Orleans has produced more home sales and higher average prices in 2026 than it did through the first nine months of 2025, but the parish-level results show there is no single trajectory across the region.
St. Tammany has driven the strongest sales growth, Orleans has posted gains in both transactions and average prices while reducing days on market. Jefferson, meanwhile, has remained largely flat in both sales and pricing, with longer market times representing its most significant year-over-year change.
Orleans Parish has recorded growth on both sides of the transaction through the first nine months of 2026. Closed sales increased 4.3% year over year to 2,163, while the average sales price rose 4.4% to $491,987. The increase in prices gives Orleans the highest average sales price among the major parish markets.
At the same time, fewer properties are coming onto the market. New listings are down 4% compared with the same period last year. Homes that do sell are moving somewhat faster, however. Average days on market improved 6.2% to 76 days.
Jefferson Parish has been comparatively stable in 2026. Closed sales through September totaled 2,434, down just 0.8% from the same period in 2025. Average sales prices, meanwhile, increased 0.9% to $333,133. New listings are essentially unchanged, rising 0.1% year over year.
One of the more notable changes has been the amount of time properties are remaining on the market. Average days on market increased 10.3% to 64 days.
St. Tammany Parish has posted the strongest sales growth among the major parish markets highlighted by NOMAR. Through September, closed sales climbed 10% year over year to 2,962, giving St. Tammany both the highest number of transactions among the four highlighted parishes and the largest percentage increase from 2025.
Average sales prices also rose, though at a more modest pace, increasing 1.4% to $369,895. New listings increased 0.5%, while average days on market remained unchanged at 64 days.
