Some homes check a few boxes. The renovated, historic Bayou St. John property at 2909 Ursulines Ave. checked just about all of them.
“If I had 10 of them, I could sell 10 of them,” said listing agent Jamie Amdal Hughes of Rêve Realtors. “It blends historic character and original architectural features with an immaculate renovation, custom finishes, and modern upgrades. Then you add the functionality of a great floor plan, five bedrooms, an oversized lot with gated off-street parking, and a yard with room for a pool and plenty of green space to spare. You rarely find all those things in one package.”
The nearly double-lot property at 2909 Ursulines Ave. – featuring a two-story luxury home built in 1905 and renovated in 2022 – sold for $1.745 million, making it the highest-priced sale in Greater New Orleans for the week of Oct. 4-10. Placing second was a renovated condominium at 232 Lake Marina Ave., Unit 10D, which sold for $1.5 million. Rounding out the top three was 1200 Harmony St., an 1840s Garden District residence that sold for $1.3 million.
2909 Ursulines Ave. features 5 bedrooms, 4½ bathrooms, and 3,991 square feet of living space. The oversized property measures 75 feet across and extends 137 feet at its deepest point, all beneath the shade of a grand live oak tree and surrounded by mature landscaping. The Bayou St. John property sits three blocks from Esplanade Avenue and about four blocks from the bayou.
The home combines original architectural features, including a wraparound double gallery, stained-glass windows, fireplace mantels, pocket doors, and coved ceilings in the front parlors, with a major renovation completed in 2022. The work included new plumbing, electrical systems, HVAC, roof, two tankless water heaters, subsurface drainage, and a security system. New Orleans-based Schneider Construction Restoration led the renovation, while Betsey Hazard of New Orleans-based House of Hazard Interiors handled the interior design.
“The fact that Betsey Hazard was involved in the design was one of the more appealing features for my clients,” said sales agent Sarah Martzolf of The Martzolf Group at McEnery Residential. “The renovation was impeccably done, with the perfect design choices, custom finishes, and the historic features beautifully preserved. My clients already lived in and loved the Bayou St. John neighborhood, so it had to be a special house to encourage them to relocate, and this one was.”
For Martzolf, the front porch set the tone for the sophistication and charm in the interior. “The terrazzo flooring on the raised porch, the coordinating shutters, columns, and porch swing are all so tasteful and sophisticated,” Martzolf said. “It has this dreamy quality, and then that same level of care continues throughout the house.”
Downstairs features an entrance foyer with a grand staircase, formal living and dining rooms, a wet bar, half bathroom, and a den with a wood-burning fireplace. French doors open to a rear patio. The kitchen features Thermador appliances, two dishwashers, a walk-in pantry with an additional refrigerator, and a 10-foot-long island with bar seating.
“It has this beautiful historic front of the house, and then you move into this huge entertaining kitchen and a den that open to a patio,” Hughes said. “You get the original details people want in a historic New Orleans home, but you also have the modern entertaining space and functional floor plan buyers are looking for. You don’t always get that in an older house.”
A side entrance off the driveway opens to a mudroom with storage. Upstairs offers five independent bedrooms, four full bathrooms, a laundry room with storage, and a private office.
232 Lake Marina Ave., Unit 10D is a 2-bedroom, 2½-bathroom condominium overlooking the marina along the New Orleans lakefront. Unit 10D at the Marseilles encompasses 2,633 square feet of living space and includes a more than 400-square-foot private balcony with sweeping marina and sunset views.
Chris Aguglia of Rêve Realtors represented the seller, while Claudine Christiansen of Crescent Sotheby’s International Realty represented the buyer.
The residence underwent an extensive renovation in 2019 that included a redesigned kitchen and primary bathroom, new flooring and lighting, custom built-in closets, and automatic window shades. Its open living spaces are designed around the views and natural light, while the bedroom suites are positioned for privacy.
The unit also includes a private storage room and two parking spaces. Building amenities include a 24-hour doorman, updated swimming pool area, fitness center with steam room, and an event space with a full kitchen.
1200 Harmony St. was built in the 1840’s and is located in the heart of the Garden District between St. Charles Ave. and Magazine St. The 3-bedroom, 2½-bathroom main residence encompasses 2,556 square feet and is accompanied by a detached one-bedroom, one-bathroom guest house.
Historic details include original crown molding, ceiling medallions, and other architectural elements, complemented by custom lighting from New Orleans-based Julie Neill Designs.
The updated, sun-filled kitchen serves as the center of the home, while a den opens onto a brick courtyard, connecting the indoor and outdoor entertaining spaces. The first-floor primary suite provides another uncommon feature for a historic Garden District home, while the detached guest house offers flexibility for visitors, a home office, or workout space.
Shontel LeDoux and Danielle Steffan of Latter Blum | Compass Garden District represented the seller. Hayley Bumpas of McEnery Residential represented the buyer.
