A prime corner building on “The Avenue” in Hampden is going up for auction.
The three-story building at 1001-1003 W. 36th St., home of Ma Petite Shoe and Transmission Tattoo, is being offered in an online-only auction that begins on Friday, July 24, and ends at noon on Wednesday, July 29
. Alex Cooper Auctioneers is handling the sale. The opening bid is $650,000. An Open House for prospective bidders has been set for July 24 starting at 11 a.m. in front of the building.
Located at the intersection of 36th Street and Roland Avenue, the 6,534-square-foot building dates from the 1920s and has retail tenants at ground level and two floors of live/work space above. For many years it housed Cavacos Apothecary Pharmacy. Four of its five income-producing units are currently rented.
Ma Petite Shoe subleases space at the back of the building to Glamagrrl Nails. Restaurateur Tony Foreman’s The Duchess restaurant is across the street in the former Café Hon space at 1000-1002 W. 36th St. Royal Farms has its corporate headquarters diagonally across the intersection at 3611 Roland Ave. and a convenience store with a main entrance at 920 W. 36th St.
The building’s current owner is Third Corner LLC. According to state land records, Third Corner bought the building in 2010 for $500,000 from Sophie A. Cavacos, a member of the family that owned the pharmacy.
The auction is a voluntary sale on behalf of the owner. The auctioneer says the building’s five income-producing units have a total potential gross annual rental income of $143,116.20, based on full-building occupancy.
“This prominent corner property benefits from outstanding visibility, heavy pedestrian traffic and the vibrant energy that has made The Avenue one of Baltimore’s premier shopping and dining destinations,” the auctioneer states on its website.
A $15,000 deposit is required to bid. All tenants are staying as per the terms of their leases, according to associate broker Carley Cooper. More information is available at www.alexcooper.com.
