The Bonanza 5-Acre site is one of the most important public development opportunities Park City has had in decades. Because this is publicly owned land, it should set the standard for thoughtful planning and reflect the long-term interests of the entire community.
I support affordable housing an
d have advocated for it throughout my 35 years as a Park City resident. But I do not believe this proposal has found the right balance.
The current design is simply too large, too dense, and too tall for this location. Where it violates existing code, it should be redesigned rather than granted exceptions. Publicly owned land should demonstrate that our community standards apply equally to everyone.
I am also concerned about the loss of public views, the potential economic impact on existing neighborhood businesses, and the addition of hundreds of parking spaces that could increase traffic and congestion in an area where we have worked to encourage transit, walking, and biking.
Most importantly, I believe this site represents one of the last opportunities to create meaningful, dedicated arts and cultural space in Park City.
From the Planning Commission presentation, it appeared that arts and culture have become a relatively small part of a much larger mixed-use development. That would be a missed opportunity. Our artists, musicians, performers and young people need places to create, rehearse, exhibit and perform.
The Planning Commission has an opportunity to improve this project by reducing its height and density, protecting public views, ensuring compliance with city code, respecting existing businesses, and making arts and culture a central feature rather than an afterthought.
Park City doesn’t get many opportunities like this. Once these buildings are built and this opportunity is gone, we won’t get a second chance. I hope we choose a project that truly adds to our community and reflects the values that have made Park City such a special place.
