4503 Roland Avenue.
Hot House: Traditional Roland Park Shingle Cottage-Style House with Many Original Details. 6 Bedrooms/4 Bathrooms. 3,844 Square Feet. Asking price: $1.1 million.
What: The earliest houses in Roland Park were shingle cottage-style houses on the east side of Roland Avenu
e, including this 1900 house. When Roland Park was established, it was in Baltimore County, but the area became part of Baltimore City in a 17-square mile land annexation in 1918.
You enter the house via a wonderful, large porch with hardwood floors, and a beadboard wood ceiling, a perfect place for spending sunny afternoons or having a morning coffee. As you move into the house, you go into a large center hall with a sitting room on one side and the living room, with its fireplace, on the other. The living room leads to a large dining room, and then a sunroom with a small deck.
The expansive kitchen includes a breakfast nook and a family room. There is a large center island, three sinks, a Wolf range, heated flooring and loads of light from all of the windows. The original pantry in the house remains, providing loads of storage for food, china and glassware. The first floor also contains an additional staircase and a powder room.
There are four bedrooms on the second floor, plus an updated primary bath. The other three bedrooms share a bath, and one of the bedrooms has a “sleeping porch” where, before air conditioning, people would sleep outside. The third floor has two additional bedrooms, a “luggage room” and another full bath, plus storage. The unfinished basement also has space for storage or a workshop.
Outside space at this house includes a spacious front yard, with beautiful old trees, including a saucer magnolia. The back features a heated in-ground swimming pool with a cover, a lovely patio, an herb garden, a basketball court, and a two-car garage with additional parking in front of it. The garage could be converted to a pool house.
Where: This house is on Roland Avenue, just north of Cold Spring Lane. It is between the shops and restaurants at Rotunda, the Roland Park shopping center and the other Roland Park shopping center (!). Plus, the restaurants and services are a quick walk east on Cold Spring. There are myriad schools within a very quick drive, as well as several well-known universities.
Final Appraisal: This is a perfect house for a family with several children who have lots of friends. There is plenty to keep them busy and at home. Fortunately, the house retains many of its original features and needs a new owner who will respect them. The listing for the house is here.
