Belvilla, a
European short-term rental and apart-hotel brand owned by PRISM, has officially entered the U.S. market with the launch of operations at The Louie hotel in New Orleans, the company announced.
The debut marks the first U.S. location for Belvilla’s upscale urban concept, District 6, and positions New Orleans as a key market in the company’s initial American expansion.
The Louie, located at 300 South Rampart St., is a boutique property featuring approximately eight apartment-style units. The development includes three- to five-bedroom layouts ranging from about 1,015 to 1,429 square feet. The building was designed by Concordia and constructed by NFT Group.
Belvilla’s U.S. entry follows its participation in a Sonder-related asset process, through which it acquired 10 properties out of 79 offered. In addition to The Louie, the portfolio includes properties in markets such as New York City, Seattle, Denver, Philadelphia, Austin and Phoenix.
As part of its rollout, the company has already begun operating The Louie alongside two additional properties in Long Island City, New York, under the District 6 brand.
Company executives said the expansion strategy is focused on selecting properties with strong financial fundamentals and maintaining operational efficiency while delivering a consistent guest experience.
“The U.S. represents an important opportunity for us, and our approach has been deliberate and selective,” said Ankit Tandon, global COO and CEO Europe at PRISM. “We chose properties where the fundamentals work from day one, ensuring a balanced and sustainable model for guests and property owners. We are already in touch with additional owners who are keen to sign up with Belvilla as we expand our presence in the market.”
Zach Kupperman, owner of The Louie, said the partnership is expected to help the property reach new demand segments.
“Belvilla’s approach combines smart economics with a clear guest focus,” Kupperman said. “We’re looking forward to seeing the hotel evolve under their stewardship and tap into new demand.”
Belvilla manages more than 60,000 holiday homes across Europe, with a presence in countries including the Netherlands, Germany, France and Spain. Its parent company, PRISM, operates brands such as Motel 6, Studio 6 and OYO in North America, along with several hospitality platforms in Europe.
PRISM has received credit rating upgrades from Moody’s, Fitch and SP in recent years. Moody’s projects PRISM will generate approximately $280 million in earnings for the fiscal year ending March 2026.
